Yes, there is an annual fee.  Each homeowner will receive a billing statement in May, with payment due by June 1st.

The association fee covers many things.

  • Landscaping, flower planting, watering of common areas
  • Annual festival
  • Capital improvements (past projects include mailbox replacements, front entrance lighting, landscaping of Twin Oaks island, tree maintenance in common areas
  • Retention pond upkeep
Each homeowner will receive a dues statement around May 1st.  Payment is due around June 1st.   Payment can be made in the form of a check or via PayPal.  Please see the instructions on your statement for details.

According to the bylaws, assessments may increase up to 10% per year without approval from the residents.  It is noteworthy that between 1999 – 2024, dues have only been raised twice.

If you are planning to add a swimming pool, deck, patio, fence, outbuilding, or any other structure then you need to submit the plan of any such change to the association board for approval. Please read ARTICLE VI of the DCCR carefully before committing to any such work on your property.

Rochester Hills City Ordinance 102.394  requires that anyone using automatic sprinkler systems set their watering time to take place between midnight – 5am.  This reduces water consumption during peak hours, which helps lower water rate increases.  Residents who water manually (by hand or with a hose sprinkler) do not have watering time restrictions.  Please contact the city of Rochester Hills for further information.

Rochester Hills is a single hauler municipality, serviced by Priority Waste.  Standard weekly pickup is on Wednesday (one day later when impacted by holidays).  This includes trash, recycling, and seasonal yard waste.  Payment is setup directly with Priority.  Residents may not opt out or use any other third party service.  Please visit the city of Rochester Hills website for detailed information.

  • Bus service is provided to all schools below
    • Woodland Elementary (K-5)
    • Avondale Middle School (6-8)
    • Avondale High School (9-12)
    • Avondale GATE Magnet School (2-8, application and acceptance required)
Only in-ground pools are allowed.
Fences are not allowed.  The only exception is if there is an in-ground pool installed.  In this case, fences must be decorative (e.g. wrought iron).  Absolutely no privacy or chain link fences are allowed.

Farm animals, fowl, and other such animals are not allowed.

RVs or boats may be kept in the driveway for up to 72 hours for setup or breakdown purposes. Long-term storage of RVs, boats, trailers, box trucks, vans, or work trucks is prohibited.
Per city law, one real estate sign may be placed in front of a home that is for sale or rent. Per Supreme Court rulings, during election cycles, political signs may be placed which endorse a particular candidate or issue, but city law states these must be removed no later than 24 hours following the election.  All other signs are prohibited as per the subdivision by-laws.
Asphalt driveways are not allowed. Circular driveways are also not allowed.
The city of Rochester Hills provides snow plow service to Cumberland Woods, which is how most neighborhoods in the city handle plowing.  Please visit the Rochester Hills website for information, including a real-time tracker for snow plows.  Please understand that larger snowfalls will require more time for the city to respond and clear the roads.
Residents are responsible for sidewalk upkeep.  This includes keeping them free of debris and hazard, and clear of snow in the winter. Snow must be removed from sidewalks within 24 hours after the end of a snowfall.  If sidewalks are damaged or need replacement, residents are responsible for these costs.

The city of Rochester Hills is responsible for upkeep, repair, and replacement of roads within Cumberland Woods.  The city also provides snow removal services for our roads.

The HOA board contracts services to maintain the common areas, including the front entrance, and wooded common areas along Lake Ridge and Woodfield Way.
